      Martin's Guest House was used for several visits on the same trip and while in Edinburgh we stayed here for 4 nights and could not have been happier. First - it's quaint and beautifully decorated and eclectic. Second - for the price it's a steal. Third - it seems close to everything yet remote in a way. Fourth - the owners are superb and friendly as can be. And yes we will book Martin's again on the next go-around for sure. People who leave this place bad reviews don't review it for what it is. It is not the Four Seasons, nor a B and B nor is it a Motel 6 pay by the hour type of place. It's clean, and yes the bathrooms can be a bit small but that's Europe in general - but they are well appointed and have everything you need. If you really want the personal touch and hand holding that some people need - maybe this isn't the place for you. On two occasions we didn't see a soul yet everything we needed was within reach, including chocolate covered marshmallows for a tasty before bedtime snack. Again Martin's offers everything you need and at a fantastic price based on their accommodations

      Let me start with the positives, as there's definitely some really positive things to say about this guest house. The best thing was the breakfast, very good and great portions. Room 3 very nice as a deluxe double with fabulous comfy bed however no en-suite but shared bathroom next door and it was very spacious. Shame a selfish guest spoilt it by hogging the bathroom for half an hour which has put me off ever booking a shared bathroom. Steven the host made a real effort to chat to guests at breakfast and offered helpful advice regarding how to get to places. The guest house is about 10 mins from local bars and 10 minutes on a direct bus route to Princess Street, it even goes as far as the Royal yacht Britania so we were well pleased. The slight negatives are that we arrived at 6:30pm and found our key to room in an envelope with no welcome letter or instructions, we found out the WiFi code by searching along the corridor until we located a sign. Guests are required to make own toast, pour your own coffee and fill up teapot at breakfast, I prefer to have my breakfast served to me, some people may prefer the self service. Guest house is only close to city centre if you get the bus as we tried walking one day and it took us 40 minutes. Biggest disappointed was the bed sheet had a stain on it and we mentioned it to Steven the following morning as didn't want him thinking we had caused it, he seemed a bit surprised so I thought the sheet would have been changed for us as we had one more night stay but it never got changed. I loved that we could leave our cases after we had checked out of our room as our train wasn't until 16:00 however when we got back to hotel to collect our cases no one was to be seen so no meet amd greet and equally no goodbye and thank yous... This guest house is nice but sadly for me it lacked the personal touch and didn't feel warm and welcoming but I did appreciate the noise free bedroom, the ultra comfy bed, white fluffy towels, the bottled water and biscuits in the room. I wish Steven well as he appeared to be a lovely guy and the cutest dog Wolfgang, hope the honest feedback isn't seen as a criticism but an opportunity to reflect that if you spread your magic even more then you'd be onto a real winner!

      Fabulous place. Clean, tidy, lovely breakfast and friendly helpful staff!! Fantastic location as quiet but in walking distance of the city centre. Thank you very much for the advice on where to park/walk before seeing Kylie at the Castle. Cheers :)

      Martins guesthouse (B&B) is on 2 bus routes or you can walk to old town Edinburgh. The team are welcoming and friendly. The rooms my friends and I were in were clean, comfortable. Breakfast was excellent. There is limited car parking if you let them know in advance. Restaurants nearby.

      Wanted to book, but no possibility of modifying - let alone cancelling - at any point after booking. Curiously this establishment is listed on all the booking consolidator sites, but whatever dates one inserts, only the establishment itself appears to have an allocation.
