    • Charming place

My husband and I stayed in the Lake View Country House during a child free getaway weekend and we loved this place. First of all, it is tucked away from the main road so rest assured you will get all the peace you need (only sounds of nature can be heard :)). It is surrounded by amazing views and you get direct access from the property to the lake and various trails. Parking is also spacious so you do not have to worry about parking in tight spots or that if you move the car you may not have the place to park in when your return. Richard gave us a really warm welcome and provided all the necessary info about the property/room + recommended various hiking trails. You immediately get an impression nothing is too much too ask. We staid in the Loft which is at the top floor and Richard also helped us to take our bags upstairs which was very kind of him as we didnt expect that. The room was very charming, proper cottage style but with a modern twist. Bed was really spacious and the egg shaped bath tub was my best friend, particularly after we came back soaked from climbing Helvellyn next day. The only thing in the bathroom that could have probably been done better would be the sink unit - it sits on a old-style wooden chest of drawers (it looks really lovely) but we were worried about the wood being water damaged since it was hard not to get water splashing all over it. But it is absolutely a minor thing. I should also mention that the hand wash, body wash/shampoo & body lotion are local produce and of fantastic quality. You get proper local ground coffee and cafetire press in your room too! Breakfast in the Good Sport (which is about 1-2min walk from the property which again for us was no issue whatsoever) was brilliant too! I had vegetarian breakfast and my husband went for full english. We got juice and hot drinks too (fab coffee again and free refills). We also ate our main meal at Good Sports twice and again you quickly recognise they feed you with high quality meat and fish which is sourced locally (food arrives very fast and portions are really big which is always a bonus). You get locally made Grasmere beer on tap too! So all in all, great place to stay (we were saddened there were no rooms available for next week as we are returning to the Lake District again and would certainly stay there if they had availability)!

A great location in Grasmere close to all the shops and restaurants. Easy parking at the country house. Rooms nicely decorated and spotless. Tasty breakfast every morning. The owners and staff were all very friendly and helpful. There are lots of events taking place locally that are worth checking out including the Rydal Sheepdog Trials. The owners also have a micro brewery called Grasmere Brewery which serves excellent beer in their own pub called the Good Sport.

Our group arrived later than expected, too late for a personal check in, but our keys & detailed information, including contact number if needed, were at our disposal. The 3 rooms split between the Lake View & Good Sport were all spacious, spotless & stocked with a variety of refreshments & locally produced toiletries. There was a short walk between venues and both premises were perfectly located to enjoy every aspect of Grasmere. The delicious breakfasts were freshly cooked & swiftly served by friendly efficient staff. A miscommunication between staff lead to a bit of a hiccup on our first night but Beth & the team did everything in their power to make amends, with Beth taking time out of her busy schedule to meet us personally to check everything was satisfactory. If only everywhere had the same level of concern for their guests.

This is a brilliant little guest house in an ideal location in the centre of grasmere. The room was spacious and we had a great view looking out over the fields to the lake. The good sport which they also own over the road is friendly pub with excellent service and superb home brewed cider! We will be staying here again when we come back to Grasmere

    • Not as expected

First impressions of this property were as we expected, a traditional Lake District house looking over fields to Lake Grasmere. We stayed in The Loft, which we had chosen, so we knew that there was not a separate shower. It was at the top of the house up a very creaky staircase of painted wood and stair treads. We went through 3 open fire doors all propped open by fire extinguishers ! The room was nicely decorated and clean however a spare mattress and fold up bed base were left behind the bed, which did not leave a very good impression. There was a hairdryer provided and a mirror on the wall but nowhere to plug in the hairdryer with the ability to use the mirror at the same time! On return on the second day, the bed had been made for us but milk had not been replaced and the lack of on site staff meant that it was difficult to replenish this oversight. A mobile number was left in the entrance but we felt that it was churlish to bother someone just for milk. We ate breakfast both mornings in the Good Sport as part of the booking. There was not a great deal of choice, eg no cereal, fresh fruit, pastries or yoghurt. On the first morning we ordered a full English which half of it was returned as it was cold. The second breakfast was better but not what we expect from a luxury country house B&B. Many of the previous reviewers have experienced this property differently from the way it is now. Breakfast is no longer provided in the premises (so no yummy home made granola), instead it is provided in the Good Sport which is a short walk away. We experienced good weather, however to have to walk to breakfast though wind and rain would not have pleased us. This property is advertised on their own website as both boutique and luxury. In our extensive experience in staying in such properties throughout the world this falls well short of its description.
